RESPONSIBILITIES

The responsibilities of our COO / Integrator include, but are not limited to:

COO / Integrator Oversight:

  • Own all aspects of day-to-day operations and client communications
  • Enhance client communication strategies, service offerings, and implement client feedback mechanisms
  • Act as a strategic buffer between the CEO / Visionary and leadership team, while leading and managing the senior leadership team
  • Implement significant improvements in operational processes, focusing on efficiency and effectiveness, minimizing productivity disruptions
  • Identify roadblocks and inefficiencies, providing a detailed plan to remove them
  • Ensure alignment of Coastline Equity’s core values with daily operations
  • Own and ensure the entire Entrepreneurial Operating System (EOS) is followed by all
  • Remain up to date on relevant laws, regulations, and policies in property management
  • Ensure consistent profitability, identifying areas for cost reduction, optimizing resource allocation, or finding new revenue streams
  • Establish clear performance metrics and accountability structures, providing transparency around performance
  • Own the Profit and Loss (P&L)
  • Mentor and develop internal talent, including strategic hiring decisions if necessary
  • Champion a culture of accountability, collaboration, and continuous learning
  • Ensure Right Person, Right Seat for all departments

Property Management Oversight:

  • Oversee the property management team, providing guidance and support
  • Cultivate a cohesive property management team by strategically assembling and developing talent through hiring and training initiatives
  • Manage and mentor a new Residential Senior Property Manager, providing support for seamless integration and ongoing success
  • Address any legal matters within the department, ensuring compliance and smooth operational continuity
  • Review commercial lease negotiations, engage in lease negotiations, collaborate with insurance brokers, and skillfully negotiate vendor agreements

QUALIFICATIONS

Required

  • California Real Estate license
  • Minimum of 3 to 5 years of C-Suite leadership experience
  • Minimum of 3 years Operations in Real Estate or Property Management
  • Experience with at least 1,000 units

Preferred

  • Experience with 3,000 to 5,000 units
  • Commercial/Residential/Multi-Family Property Management experience
  • Entrepreneurial Operating System (EOS) experience
  • Certified Property Manager (CPM)
  • Experience at the same firm or with the same product type through one cycle

Desired

  • Certified Commercial Investment Member (CCIM)
  • Experience with government contracts


** This is an in-person position based in Los Angeles, CA with time spent in our second location in Temecula, CA. **

Salary: $150,000 to $165,000 plus profit-sharing and performance-based incentives
