RESPONSIBILITIES

The responsibilities of the Director of Real Estate Operations & Growth include, but are not limited to:

Acquisitions and Deal Sourcing:

  • Oversee the identification and sourcing of acquisition opportunities, executing strategic business plans for each deal.
  • Manage the entire acquisition process from initial sourcing to closing, ensuring timely execution and alignment with company goals.

Strategic Partnerships and Financing:

  • Cultivate new strategic partnerships to enhance business opportunities.
  • Assemble financing structures, including equity and strategic financing, to support acquisitions, ensuring quick turnaround times for capital deployment.
  • Maintain and develop strong relationships with lenders and equity partners.

Leadership and Team Development:

  • Provide leadership and accountability for property management partners, fostering a culture of high performance.
  • Directly manage tasks or oversee team members responsible for achieving key performance indicators (KPIs).
  • Develop the team to ensure efficient execution; initially oversee all aspects, with a plan to delegate responsibilities as the team grows (e.g., hiring a multi-site property manager, acquisition analyst, and director of finance).

Business Plan and Asset Management:

  • Execute and monitor business plans for each acquisition, ensuring alignment with overall strategic objectives.
  • Oversee asset management to optimize performance and value.

Performance Measurement:

  • Establish a measurable and predictable system within one year, ensuring all key components function seamlessly and contribute to overall success.


*This is a full-time, in-person position operating out of the Columbus, OH area.


QUALIFICATIONS

Required

  • Proven experience in multifamily deal sourcing and underwriting, demonstrating a deep understanding of market trends and property valuation
  • Strong ability to effectively communicate and negotiate with real estate and legal professionals, fostering collaborative relationships to facilitate transactions
  • Experience in creating and executing comprehensive business plans and financial proformas, with a track record of successful project execution
  • Familiarity with working alongside general contractors, ensuring alignment between project objectives and construction execution
  • Demonstrated success in raising and securing equity of $2 million or more and debt financing exceeding $10 million, showcasing financial acumen and relationship-building skills with investors and lenders
  • Experience in asset management with oversight of over 500 units, focusing on operational efficiency, performance optimization, and strategic planning

Preferred

  • Extensive experience in managing multifamily and multisite properties, demonstrating strong operational and leadership skills
  • Proven background in affordable housing, including relationship building within this sector to enhance community engagement and project success
  • Established relationships with key stakeholders, particularly within the Columbus Metropolitan Housing Authority, facilitating collaboration on housing initiatives
  • Extensive experience in construction management, ensuring projects are completed on time and within budget while meeting quality standards

Desired

  • Proven ability to develop and implement a unique off-market deal sourcing strategy, leveraging creative approaches to identify and secure exclusive investment opportunities.

Salary: $130k - $160k base + incentive opportunities
